April 2011 Seattle Eastside Real Estate Stats

Another good month!  As you can see, our area (Seattle/King Co) is holding positive and not regressing, as you might hear about the national real estate market. Most areas are sitting at a balanced market (yellow), which is good/fair for all.  The Puget Sound Business Journal reports the following data to support the map results:

  • 1896 home closings in April 2011 vs 2096 in April 2010
  • Average home sales price for April 2011 was $410,289
  • Average home sales price for March 2011 was $394,918
  • Inventory level down 13% from April 2010
The take-away:   inventory is down, sales price averages are up and when this combination exists, we start seeing multiple offers for properties priced well.
